Revalidata for landlords

The dates in your leases,
on one calendar.

Leases, insurance certificates, the loan, the elevator contract. Revalidata reads each one, lists the renewal, expiry and reporting dates it finds with the passage each was read from, where one was captured, and puts them on a single calendar. Keep a contract and it emails you before each deadline it finds.

  • Each date comes with the passage it was read from, where one was captured, so you can check it. If there is none, the card says so.
  • If a read is badly wrong, email us within 30 days and we will refund it. The details are in the Terms.

How accurate is it?

On our own benchmark of hard, synthetic contracts, Revalidata found 58% of the expected dates in a single document and 75% when its amendments were read with it (measured 21 September 2026). How we measured.

Residential lease, one year, renews automatically

A one-year lease for a single home. It renews by itself unless someone says otherwise in time.

How the date is worked out

Sixty days before the lease ends on January 31, 2027.

If it is missed

Miss it and the lease renews for another 12 months on the same terms.

Where it comes from

Lease, Section 6
AUTOMATIC RENEWAL. Unless either party gives the other written notice of non-renewal at least sixty (60) days before the end of the Initial Term, this Lease automatically renews for a successive term of twelve (12) months on the same terms, except that Landlord may increase the rent for the renewal term by giving written notice of the new rent at least sixty (60) days before the renewal term begins. Any later renewal term is subject to the same notice requirement.
Lease, Section 2
TERM. The term begins February 1, 2026 and ends at 11:59 p.m. on January 31, 2027 (the "Initial Term").

A tenant's insurance certConfident

Unit 2B's liability cover expires November 12.

If it lapses and something happens on the unit, the claim can land on your policy — and your premium.

Keep a contract and we email you 90, 30 and 7 days before each deadline by default, and each date it finds lands on one calendar.

Examples of what we catch for you

A few of the things we look for — not the full list.

  • Policies that expire on different dates

GL in March, property in July, umbrella in May — misaligned expiries are where gaps hide.

  • Vendor contracts that auto-renew for years

The elevator contract that quietly renews for five years unless you object in a narrow window.

  • Loan covenants with reporting deadlines

Annual financials and rent rolls due to the lender; missing them can trip a technical default.

  • Springing recourse triggers

The clauses that turn a non-recourse loan into a personal one.

Christine answers questions about a contract.

She is not a general chatbot. Christine answers about one contract at a time, using what Revalidata read from it, and says so when something is not there. She keeps answers short and shows no source with them. She is not a lawyer, and she says so if you ask for legal advice.

Included with the $9/month plan

Collect rent yourself, or manage for owners?

The Landlords and property managers plan is $49 a month: 5 people on the account, a rent roll built from the leases or typed in by hand, the monthly rent, deposits, late fees and bills for each property, and a read-only link you can send each owner. For landlords who collect their own rent, and for managers who run buildings for owners. The $1 and $9 prices cover reading contracts, not these rent tools.

Not available yet: a bank feed, 1099s, collecting rent online and importing a QuickBooks file.
