Lease abstraction · Critical dates

The lease dates that cost money, found and checked.

Revalidata reads a lease and returns its critical dates and obligations. Each comes with its date, the rule behind it, what happens if it is missed, and the passage of the lease it was read from, where one was captured. Use it from Claude, Cursor or any MCP client, or upload a lease on this site.

What comes back

Sample rows from an 84-month office lease we wrote for this page. A date is either stated in the lease or computed from a rule the lease states, and the result says which.

DateWhat it isHow it was foundThe clause
May 31, 2029The lease expiresStated in the lease“the Expiration Date is May 31, 2029”
Aug 31, 2028Last day to give notice to renewComputed: 9 months before May 31, 2029“not less than nine (9) months nor more than twelve (12) months before the Expiration Date”
Aug 31, 2026Last day to give notice of the termination optionComputed: 9 months before the Termination Date, May 31, 2027“giving Landlord written notice not less than nine (9) months before the Termination Date”
Oct 1, 2022Base rent starts after the free-rent periodComputed: 4 months after the June 1, 2022 commencement“monthly Base Rent for the first four (4) full calendar months of the Term shall be abated”

Each result also carries what it costs you if the date is missed, the page it is on where one was captured, and risk flags such as personal guarantees and holdover rent.

The critical dates it looks for

  • Expiration and holdover

When the term ends, and what staying on costs. Holdover rent is often 150% or 200% of the last rent.

  • Renewal and extension options

Both ends of the notice window. Notice given too early is usually as void as notice given too late.

  • Termination and break options

The date the option takes effect, the notice it needs, and any fee that must be paid with the notice.

  • Rent commencement and escalations

When rent starts after free rent, each scheduled step-up, and rent review dates.

  • Operating-expense and CAM windows

When the landlord must reconcile, when you must pay a balance, and how long you have to challenge it.

  • Insurance, estoppel and SNDA deadlines

Certificates due after signing, and estoppel requests where silence can count as agreement.

  • Default and cure periods

How long after a notice you have to fix a breach before the landlord can act.

  • Assignment, sublease and surrender

Consent response windows, and what has to be restored or removed by the end of the term.

What it will not do

Revalidata returns what a lease states and quotes where. It does not compute a value the lease leaves out, and a term that is not in the lease is left empty rather than filled in. It does not give legal advice, and its reminders are best-effort.

Use it from an AI agent

Revalidata is a remote MCP server. In Claude Code:

claude mcp add --transport http prism https://revalidata.com/api/prism-mcp

Then ask: “Read this lease and list every critical date, with the clause each one comes from.” The agent sends the lease with prism_review_contract and reads the result with prism_get_contract. Setup for Claude on the web, Cursor, VS Code and A2A agents is on the agents page.

$0.50 a lease for an agent, and the first 3 are free. On the website it is $1 per contract, or $9 a month for up to 50.

Questions

Can I just ask Claude or ChatGPT to abstract my lease?

They can summarise a lease well. Where they slip is the arithmetic and the wording: "nine months before the Expiration Date" is easy to miscount, and a paraphrase drops the clause you need to check. Revalidata has the model read the rule and code compute the date, and it returns the sentence behind each date it finds, where one was captured, so you can check it.

Is this a full lease abstract?

For a paid lease, yes in the sense that matters: about 35 terms (parties, premises, area, rent and how it steps, deposit, permitted use, options, insurance, default and holdover and more), each with the passage it was read from, where one was captured. A term the lease does not state is left empty rather than guessed. It does not draw a rent schedule as a table; the clause is quoted.

What about amendments?

An amendment is a contract of its own, charged as one. Add it from the lease (Add an amendment) or send it with amendsContractId, and it is read together with the lease and its earlier amendments, so its dates and abstract show the lease as amended. Once it is read and paid for, its deadlines replace the lease's in your list and reminders.

What kinds of lease does it read?

Residential, office, retail, industrial and small commercial leases, subleases and lease amendments. It also reads mortgages, insurance policies and HOA documents.

How do I track leases across a portfolio?

Send each lease. prism_upcoming_deadlines returns the open deadlines across every lease in the account, soonest first, and each lease you unlock gets email reminders 90, 30 and 7 days before each deadline it finds.

Is this legal advice?

No. It tells you what the document says and where, and reminders are a help, not a guarantee. For a decision that matters, read the clause it quotes and ask a lawyer.
